Locating the missing potluck spoon
KindHOA pricing is flat: $0 forever on Good Neighbor (dues, maintenance, documents, elections) or $29/month Board Automation (recurring dues, Smart Assistant, email broadcasts). No per-unit fees — most HOA platforms charge $300–$600/month for a 200-home community.

The Good Neighbor
Everything you need to get started — no card required.
Board Automation
Automation, AI, email broadcasts, and higher limits — every new HOA starts with a free 60-day trial, no card required.
Online payments include KindHOA's platform fee (see plan cards above) plus standard Stripe processing on each transaction. Stripe Connect costs — active account, payouts, and bank verification — are billed by Stripe to your dues deposit account, not as separate KindHOA invoices.
Paper checks are always free to process manually.
Board Automation is free for your first 60 days automatically — no card required. Good Neighbor stays free forever after that.
It sounds backwards, but it’s true. The lower platform fees on Board Automation save your HOA more than the $29/month subscription costs. Here’s the maths — plain and simple.

We don’t charge more because your community is more successful. Annual subscription cost for a 100-home community, based on publicly available data as of March 2026.
KindHOA gives you the same core features — payments, ARC, maintenance, website — for $0 or $29. That's up to $840/year back in your HOA budget.
KindHOA's Board Automation includes AI, late-fee automation, recurring billing, and email broadcasts — for $29/mo. $163 saved every month.
Whether you have 50 or 500 homes, KindHOA is always $0 or $29. A 500-unit community on PayHOA pays $275/mo — that's 9.5× more.
Most competitors offer a free trial, then lock you in. KindHOA's Good Neighbor plan is permanent — invoicing, payments, violations, feed, and push. Every new HOA also starts with a free 60-day Board Automation trial, no card required.
It's supported by a small platform fee on online payments — 1.2% for cards and 1% for ACH (capped at $8) — plus standard Stripe processing. Upgrading to Board Automation lowers your platform fee to 1% / 0.8% (capped at $5). We only earn when you're successfully collecting dues.
Every online payment carries Stripe processing (2.9% + 30¢ for cards, 0.8% capped at $5 for ACH) plus the KindHOA platform fee. On the free plan: 1.2% cards, 1% ACH. On Board Automation: 1% cards, 0.8% ACH. For most communities, the subscription pays for itself in lower fees alone.
Stripe bills Connect infrastructure (active account, payouts, bank verification) directly to your dues deposit account balance — not as separate KindHOA invoices. That is separate from the KindHOA platform fee on each online payment and from Stripe's per-transaction processing on resident payments.
You choose: (1) the HOA absorbs all fees, (2) the HOA passes Stripe processing to the resident but absorbs the KindHOA platform fee, or (3) the HOA passes all fees to the resident — keeping 100% of collected dues.
Of course. Most communities start free and upgrade when they want automation or lower fees. Your data and settings transfer seamlessly — no migration.
You keep all your data and revert to the free Good Neighbor tier. Automated features pause, your platform-fee rate returns to the free level, and you can keep creating invoices manually.
Yes. Community Operations → Mailings lets the board draft First-Class or Certified letters, pay postage by card, and track delivery. Good Neighbor list prices start at $3.99 (First-Class), $12.99 (Certified), and $17.99 (Certified + Return Receipt). Board Automation gets 8% off postage plus AI letter drafts. Postage is pay-per-letter — not included in the subscription — and ACH is not offered for postage.
Board Presence is $49.99/year (~$4.17/mo) for a real community web address plus five renameable officer emails KindHOA sets up — same yearly total as buying both separately, one checkout. A community web address alone is $29.99/year on any plan. Community Email alone is $19.99/year with Board Automation, a card on file, and KindHOA-hosted DNS. KindHOA finishes mail security setup so board@ looks legitimate to inboxes. These Essentials add-ons are not included in the $0 or $29/month subscription. Card-only. Details at kindhoa.com/features/board-presence.
No. Good Neighbor ($0/month) and Board Automation ($29/month) do not include a paid domain or Community Email. Browse and buy those in Essentials when you want them. Connecting your own domain for the website (Board Automation) is included but does not unlock board email — that needs KindHOA-hosted DNS.
No contracts, no commitments. Switch to monthly or cancel anytime. We don't believe in locking communities into long-term agreements.
Yes. Florida HOAs with 100 or more parcels must maintain a password-protected owner portal under Fla. Stat. § 720.303(4)(b). Confirm your parcel count and document list with association counsel; this is educational guidance, not legal advice.
Yes. Condos with 25 or more units must post required records on a protected owner portal under § 718.111(12)(g), effective Jan 1, 2026. KindHOA supports document uploads, resident portal access, and compliance calendar reminders for the 30-day posting rule. Confirm your unit count and document list with association counsel.
