How a side project became a quiet platform for self-managed HOAs.

Hi — I’m Joseph, a Data Engineer living in Colorado Springs. A few years ago, I watched my own HOA board struggle with the same problems I’m guessing you’re dealing with right now.

Our treasurer was tracking dues in a spreadsheet that lived on her personal laptop. When she moved, we had to reconstruct months of records. Our president was driving to the bank twice a month to deposit checks. ARC requests were emailed around in endless reply-all chains.

I looked for software to help. What I found was either too expensive ($150–300/month for communities our size) or too complicated — designed for professional management companies, not for volunteer boards.

There has to be a simpler way. So I built it.

KindHOA started as a side project for my own community. As I showed it to friends and neighbours in other HOAs, they asked if they could use it too. That’s when I realised this wasn’t just my problem — it was a problem affecting volunteer-run communities everywhere.

Today, KindHOA is my mission: to give every self-managed HOA access to simple, affordable, and honest tools. No subscription on Good Neighbor — platform and Stripe fees disclosed upfront on pricing. No complicated contracts. No corporate jargon.

No. 06— Why ‘Kind’ HOA?
A note on the name

We chose the name because we believe the best communities are built on kindness, not enforcement.

HOAs have a reputation problem. Horror stories about power-tripping boards and petty fines dominate the conversation. But that’s not the reality for most communities.

Most HOAs are run by neighbours volunteering their evenings and weekends to keep shared spaces clean, organise block parties, and maintain property values. They’re not villains — they’re the neighbours who said yes when no one else would.

Our tools are designed to foster connection, not conflict. That’s the kind of HOA we want to help build.

No. 07— How we make our guides

Our HOA compliance guides are researched, sourced, and reviewed — not spun up to chase rankings.

HOA rules affect people’s homes and money, so the KindHOA Editorial Team holds our city and state guides to a higher bar than typical marketing copy. We cite state statutes and official municipal codes, label a “Last reviewed” date on every published guide, and run each page through a quality gate before it’s indexed — publishing fewer, deeper pages instead of thin duplicates.
