On Board Automation, a neighbor opens Calendar, taps Reserve an amenity, and takes an open hour on the pickleball court, the clubhouse, the cabana, or the gazebo. The clock is the HOA's clock.

Board Automation is $300/year or $29/month. Good Neighbor keeps community events and does not include this tab. KindHOA does not charge a rental fee or take a deposit for the booking.

No. 02— How a booking works

Button names below are the ones on the screen. Residents book. Official calendar permission is what lets someone add a place, close it, or book for a neighbor who calls.

Step 1

A neighbor holds an open hour without calling the clubhouse.

Sign in and open Calendar → Reserve an amenity.

  1. Tap Reserve a time on the place.
  2. Pick a day inside the booking window, then a block that says Available.
  3. Read the rules. If that place asks, check I agree to the community rules and assume responsibility for this reservation. Tap Confirm reservation.

A taken hour says Reserved by a neighbor. Their name is not on this screen. Your hour says Your Booking (Tap to cancel). If the board requires approval, the button says Request reservation instead.

Step 2

The board decides the hours and how much one home may hold.

Calendar → Reserve an amenity → Add facility. You need Official calendar permission.

  1. Name the place, set opening and closing time, and which days it can be booked.
  2. Set Max Hours / Week, Max Advance Window, and Min Advance Notice. Everyone at that home shares the weekly cap.
  3. Turn on Require Board Approval Before Confirming only for places that should wait for a yes, such as the clubhouse.

KindHOA stores the rules agreement. It does not collect a cleaning deposit.

Step 3

A closure tells the people who already had that time.

On Reserve an amenity, the buttons at the top need Official calendar permission.

  1. Tap Schedule blackout. Pick one place or All Community Facilities, the start, the end, and a Closure Reason.
  2. Check the box if bookings inside that window should be cancelled. Those neighbors are told.
  3. Print schedule at the top, or Print on the facility card, is one day, one page, for a fence or a bulletin board.

They get a phone alert when the KindHOA app is installed. Otherwise they get email. Not both.

No. 03— Common questions

Can neighbors reserve a tennis court or clubhouse in KindHOA?

Yes, on Board Automation. They open Calendar, tap Reserve an amenity, tap Reserve a time, pick a day the board allows, tap a time that says Available, and tap Confirm reservation. Times use the HOA clock from Calendar settings. Good Neighbor does not show this tab.

Is amenity reservation included in Good Neighbor?

No. Good Neighbor keeps the community events calendar (10 events a month). Reserve an amenity, blackouts, booking for a neighbor, and the printable day sheet are Board Automation ($29/month or $300/year prepaid). Every new HOA starts with a 60-day Board Automation trial, no card required.

Does KindHOA charge a fee to book the court?

No. KindHOA does not charge a rental fee and does not take a deposit on this screen. If your HOA collects a clubhouse fee, that happens outside KindHOA.

Can residents see who booked a time?

No. A taken hour says Reserved by a neighbor. The name stays off that screen. Your own hour says Your Booking (Tap to cancel). View all bookings, which needs Official calendar permission, does show the neighbor and the home. A printed day sheet names who is booked, for a fence or bulletin board, if the board posts one.

How does the board stop one home from booking the whole week?

On each place, someone with Official calendar permission sets Active Bookings / Unit and Max Hours / Week. Everyone who lives at that home shares those caps. They also set Max Advance Window (how many days ahead) and Min Advance Notice (how many hours of notice).

What if the clubhouse should not confirm until the board says yes?

Turn on Require Board Approval Before Confirming for that place. The button the neighbor taps then says Request reservation, and the booking stays Pending board review. Someone with Official calendar permission approves or declines it in View all bookings. A court that does not need approval uses Confirm reservation and is Confirmed right away.

Can the board book for someone who calls?

Yes. Book for a resident. Pick the person, the place, and the time. The home must be one linked to that person. A home they do not live in is refused. They get the same confirmation as if they booked it.

What happens when the court is closed for resurfacing?

Schedule blackout. Choose one place or All Community Facilities, then a start, an end, and a Closure Reason. Check the box if bookings inside that window should be cancelled. Those neighbors get a phone alert when the KindHOA app is installed, otherwise email.
